Property Investment Cultivates Wealth

Locally, 55 of the 187 millionaires and billionaires on the 2017 AFR rich list, have increased their wealth investing in property. 15 of those names have featured on this list since 1984. Since then, the economy has been through numerous cycles –  interest rate hikes, a global recession and in recent years, Sydney’s golden run. History shows good property investments can weather the most difficult of economic times.

Globally, 90% of the world’s millionaires have made their wealth in property. Between 1994 – 2014 property outperformed all other asset classes.

Australia's 50 Year Track Record

Researchers from the Switzerland-based Bank of International Settlements have analysed data and found that Australia has experienced the longest upswing in property growth of any country. On average, Australian housing has risen by 8.1% since 1961. This report also found that downswings globally average only five years. Cumulatively, Australian housing prices have risen 6,555%.

Outlook For Australian Investors

The Financial Review predicts that wealthy Australians who invested in property will see their wealth increase by 37% over the next five years due to rising property prices.

Australian population growth is stable, sitting around 1.5% annually. Government models predict a housing shortage of approximately 492,000 dwellings by 2021. The population is predicted to increase from 22.7M to 48.3M by 2061.

This is good news for anyone investing in Australia, as demand for property is expected to increase across both investment and rental markets resulting in growth.

Australia And The World

Despite the median house price growth in Australia slowing from 11.6% in 2016 to 7.1% in 2018, price growth in Australia is still ranked in the top three globally. Ultra high net-worth individuals rank Australia amongst the top five destinations to buy property.

Compared to the rest of the world, Australia has a disproportionate share of the world’s billionaires. It is finance and property, not mining, that has created more Australian billionaires than any other industry. The Peterson Institute paper states that 31% of all Australian US dollar billionaires made their fortunes primarily in the finance and property sectors in 2014. That’s more than three times the proportion in Europe (10%) and well above the US (27%). The advanced country average for the proportion of billionaires who made their fortunes in finance and property was 20%.

Roshni James
